For homeowners, the news is good: Even as the market stays cool, prices continue heating up, leading to solid gains in appreciation.


But buyers are trekking cautiously: Existing home sales—completed transactions for single-family homes, townhomes, condos and co-op—fell 2.7 in June, matching last year’s historically sluggish sales, the National Association of REALTORS® reported Wednesday.


Home Prices Continue Upward March


The median price in June was up 2 compared to a year ago. Nationally, home prices climbed to $435,300—the highest ever recorded for the month of June, NAR reports.


“The record high median home price highlights how American homeowners’ wealth continues to grow—a benefit of homeownership,” says Lawrence Yun, NAR’s chief economist.


Over the last five years, the average homeowner’s wealth has increased by $140,900, Yun says. Research also shows a growing wealth gap between owners and renters: Based on the latest Federal Reserve Survey of Consumer Finance, Yun projected in March that homeowners’ median net worth would reach $430,000 in 2025 versus $10,000 for renters.

NVAR Region 2024 Residential Real Estate Market Forecast Mid-Year Update


 


While both the residential and commercial continue to stabilize, the region’s real estate market still has not reached a post-pandemic equilibrium. The inflation rate has continued to slow, with core inflation declining steadily since September 2022. Additionally, the national labor market has remained stronger than anticipated. While hopes of a soft-landing remain, there are continued signs of weakness















































Northern Virginia July 2024 home sales increased by 13.5 from last July providing more optimism in a year marked by ups and downs. Contributing to the growth, inventory increased 30 over July 2023, giving buyers more choices.



July’s supply of homes grew from a year ago, providing consumers with more options in a market that has been hungry to buy. This desire for housing continues to drive prices higher, but buyers are enjoying the availability of more homes.



The spike in inventory and homes sales in July are more good signs that our post-pandemic real estate market is getting back to what we previously considered normal. Housing is a staple of our region’s economy, so these indices are important to watch to better understand the health of Northern Virginia.



The median sold price in July 2024 was $735,000, up 6.4 compared to July 2023 but down from June 2024’s $780,000. With supply more plentiful, homes in July remained on the market longer at 16 days, up 6.7 from the previous year and up from June 2024’s 14 days. Supply jumped 30 from last July, reaching a 1.3 month’s supply, which is also identical to June 2024. This level is higher than the five-year average of a 1.2 month’s supply.

2023 Northern Virginia Home Sales Down Overall from Previous Year but Lowering Rates Point to a Better 2024, Reports NVAR

FAIRFAX, Va. (January 12, 2024) – Like December, 2023 Northern Virginia home sales overall declined from 2022, driven by high mortgage rates and scarce inventory, while prices continued to climb. The forecast for 2024 is looking up as declining mortgage rates are expected to bring some relief


“December home sales data reflects much of the whole year as real estate continues to seek a new normal following the pandemic,” explained NVAR Board President Thai-Hung Nguyen


Better Homes &amp; Gardens Real Estate Premier. “We anticipate that 2024 will bring more choices as lower rates coax more sellers to rejoin the market. This would be positive news since demand exists.” 


For 2023, the total number of units sold was 15,958, down 21.8 compared to 2022 when the total number of units sold was 20,398. The sold dollar volume in 2023 was also lower, down 17.8 to $12,516,181,258. The median sold price in 2023 was $680,000, up 4.62 compared to 2022 when the median sold price was $650,000


Capping off 2023, December followed the same script—soft sales, low inventory, and higher prices. Sales were down 16.3 compared to December 2022. Supply was still a factor with months’ supply of inventory for December 2023 at only 0.74 months, down 4.9 from December 2022. This was also less than November 2023 when the supply of inventory was 1.05 months. The average days on the market in December 2023 was 24 days, down 25 from December 2022, but up from November 2023’s 20 days. With few options, the median sold price for a home in December 2023 continued upwards, reaching $675,000, up 12.5 from December 2022.  


“2023 was a unique year. Towards the end, we started seeing smaller monthly declines in sales, which is good news. As people adjust to higher rates—and as they drop some, I expect to see more thawing in the marketplace and smaller monthly home sale declines, but consumers should be prepared for home prices remaining high,” said Ryan McLaughlin, CEO, NVAR


 





PRINCE WILLIAM COUNTY DECEMBER 2023 MARKET STATISTICS


MANASSAS, VA. December 11th – Bright MLS, Smartcharts, a leader in real estate data and insights releases the latest market statistics, providing a comprehensive snapshot of the local real estate landscape. Despite facing challenges, the market has demonstrated its ability to adapt, with key indicators showcasing interesting dynamics.


In December 2023, the total number of closed sales reached 358, reflecting a decrease of 29 sales or 7.5 compared to the same period in 2022. This decline, while significant, suggests a measured adjustment in the market as it responds to various factors.


A standout feature of the December housing market is the median sold price, which surged to $528,000. This represents a substantial increase of $78,000 or 17.3 compared to December 2022. The notable uptick in median prices underscores the demand for real estate in the region and highlights the economic dynamics at play.


The inventory of available properties witnessed a noteworthy contraction in December 2023. Active listings decreased by 117, amounting to a 30.66 reduction compared to the same month in the previous year. This reduction in inventory could contribute to a competitive market, potentially influencing pricing dynamics.


A key metric for assessing market efficiency, the average number of days on the market saw a decline in December 2023. Properties spent an average of 22 days on the market, indicating a decrease of 8 days compared to December 2022. This acceleration in the pace of transactions may be indicative of a market that is responsive to buyer demand.


In summary, the December housing market in the Prince William region presents a multifaceted picture. While closed sales experienced a decline, the increase in median sold prices and the reduction in active listings suggest a market that is adjusting dynamically. The shortened days on market further emphasize the agility of the market in responding to prevailing conditions.

Northern Virginia Housing Market Moderated in October, Reports NVAR Slightly More Inventory Seen as Positive Sign 


FAIRFAX, Va. (November 14, 2023) – Northern Virginia home sales declined only 5.6 while prices rose 3.1 from the previous October, showing more moderation than recent months, reported the Northern Virginia Association of Realtors® (NVAR)


“We saw a few promising signs in October. Declines in home sales were less dramatic this past month while supply grew, inching closer to the five-year average. This means that homebuyers had more choices than a year ago. If mortgage rates dip, we will likely see more activity since buyers and sellers have both been waiting for better rates,” explained NVAR Board Member Arshia Kia with KW Metro Center.


The months’ supply of inventory for October 2023 was 1.23 months, up 3 from October 2022 but down from the 5-year average of 1.3 months of inventory. October’s inventory figures were slightly higher than September’s 1.22 month’s supply of inventory. Tight supply meant that houses were snatched up quickly. The average days on the market in October 2023 was 17 days, down 32 from October 2022, but unchanged from September 2023


With few options, median sold prices continued to increase but at a slower clip than in recent months. October’s median sold prices rose 3.1 compared to a year ago, reaching $670,000. This was also 3.1 higher than September 2023 when median home prices were $650,000.


“In a good sign, the October housing market was more settled than in recent history. We are hopeful that as rates moderate, we will see supply and demand get more closely matched. That would be good for homebuyers who seek more options. Realtors® know the market and have insights into trends and continue to be key to navigating the process of buying and selling a home,” explained NVAR CEO Ryan McLaughlin. 


In June, NVAR released a mid-year update to its NVAR Region 2023 Residential Real Estate Market Forecast. The forecast noted that a continued lack of housing inventory, pent-up buyers’ demand creating a sellers’ market, and positive economic conditions peppered with mounting risks may be in store for the Northern Virginia housing market for the remainder of 2023. The update was created in cooperation with the Center for Regional Analysis at George Mason University (GMU-CRA)

The number of closed sales in October 2023 was 1,204 units. This was down 5.6 compared to October 2022 but up 2 compared to September of 2023. The five-year average for October closed sales is 1,691.


• The total sold volume in October 2023 was $924,173,690. This was also down 5.6 compared to October 2022 but up 6.4 compared to September 2023.


• The average sold price for a home in October 2023 was $768,417, an increase of 0.9 from October 2022 and an increase of 4 from September of 2023.


• The number of active listings in October 2023 was 1,656, down 24.73 compared to October 2022. The number of new listings was down 20.03, at 1,254 in October of 2023.


• The total number of new pending sales in October 2023 was 1,187, a 3.5 decrease compared to October of 2022.





PRINCE WILLIAM COUNTY OCTOBER 2023 MARKET STATISTICS


Bright MLS, Smart charts, a leader in real estate data and insights releases the latest market statistics, providing a comprehensive snapshot of the local real estate landscape. The report, based on closed sales, median sold prices, new listings, active listings, and days on market, highlights both challenges and opportunities within the market.


Despite a slight dip in closed sales, the local real estate market remains robust, with 458 properties changing hands. This figure, reflecting an 11.1 decrease from the previous period, is indicative of the dynamic nature of the current real estate landscape.


The median sold price has experienced a healthy increase, reaching $506,002 – a notable 6.5 rise. This upward trend in median sold prices underscores the value and demand for properties within our community.


New listings have seen a decline, with 441 properties entering the market, representing a 25.9 decrease. This shift suggests a more competitive environment, prompting strategic considerations for both buyers and sellers.


The number of active listings has decreased by 37.5, with a current count of 459. This reduction may indicate a tightening inventory, influencing buyer behavior and potentially leading to increased property values.


Properties are spending less time on the market, with the average days on market decreasing by 25 to 18 days. This acceleration in the selling process could be attributed to various factors, including increased buyer demand and well-positioned pricing strategies.

Prices Hold Steady Compared to Previous Year


 


FAIRFAX, Va. (June 13, 2023) – Northern Virginia home sales were down 24.9 compared to May 2022, as home values remained strong but inventory lacked. Mortgage rates have receded slightly from recent spikes, and sales increased 27.3 in May compared to April 2023, showing expected strength during what is traditionally the busiest time of the year, according to the Northern Virginia Association of Realtors® (NVAR). 


 


“The environment may be different than a year ago, but we are still selling homes,” said NVAR Board Member Colleen Wright. “The small decrease in mortgage rates has helped, but choices remain limited because many homeowners are wary of giving up the great rates they already enjoy. Buyers continue to have to act fast to get what they want.” 


 


Homes sold quickly in May, averaging 13 days on the market—a significant decrease from April (27.8). While this represented a 30 increase from May 2022, May 2023’s days on market figure is in line with the 5-year average of 14 days on market. The demand for homes remains strong and the current market is still favorable for sellers.


 


Demand and limited inventory kept prices high as the median sold price for a home in May 2023 was $715,000, almost the same as last May (up 0.2) but was 3.6 higher compared to April of 2023. It was a positive sign that the months’ supply of inventory for May 2023 was .98 months, up 18.5 from May 2022. It was also up compared to April 2023 when the month’s supply was .89 months of inventory


 


“The trends we are finding are consistent with our recent mid-year market forecast. Prices will remain stable, with general expectations of modest rises,” explained NVAR CEO Ryan McLaughlin. “Realtors® have the best sense of our local market and are invaluable when navigating buyers and sellers through these changing market dynamics.


 


NVAR recently released a mid-year update to its NVAR Region 2023 Residential Real Estate Market Forecast. The forecast noted that a continued lack of housing inventory, pent-up buyers’ demand creating a sellers’ market, and positive economic conditions peppered with mounting risks may be in store for the Northern Virginia housing market for the remainder of 2023.
