Thanksgiving is one of my favorite days of the year because it reminds us to give thanks and to count our blessings. The Northern Virginia Association of Realtors® reports on October 2016 home sales activity for Fairfax and Arlington counties, the cities of Alexandria, Fairfax and Falls Church and the towns of Vienna, Herndon and Clifton.

A total of 1,540 homes were sold in October 2016, an increase of 1 percent compared to October 2015 home sales of 1,524.

Active listings decreased this month compared with 2015. Listings were 20.36 percent below last year’s, with 4,435 active listings in October, compared with 5,569 homes available in October 2015. The average days on market (DOM) for homes in October 2016 was 52 days, a decrease of 10.34 percent compared to the 58 DOM for homes in October 2015.

In the USA, Veterans Day annually falls on November 11. This day is the anniversary of the signing of the armistice, which ended the World War I hostilities between the Allied nations and Germany in 1918. Veterans are thanked for their services to the United States on Veterans Day.

Observance

Veterans Day is intended to honor and thank all military personnel who served the United States in all wars, particularly living veterans. It is marked by parades and church services and in many places the American flag is hung at half mast. A period of silence lasting two minutes may be held at 11am. Some schools are closed on Veterans Day, while others do not close, but choose to mark the occasion with special assemblies or other activities.

The U.S. labor market continues to show signs of gradual strengthening, with newly released government data showing the economy added 161,000 jobs last month. Annual wage growth surged to levels not seen since the financial crisis, while the unemployment rate dipped to 4.9 percent in October from 5 percent the previous month.

While monthly job gains for October were slightly below expectations -- economists surveyed by Bloomberg News had expected U.S. employers to add 173,000 new jobs last month -- the Labor Department on Friday also revised upward its estimates for job creation in August and September, adding a combined 44,000 jobs. Fairfax – The year-over-year home sales trend continued its uptick in September with 1,675 closings compared to the 1,631 transactions that closed in September last year in the Northern Virginia Association of Realtors® territory, comprised of Fairfax and Arlington counties, Falls Church and Alexandria. 

“Our September housing data provides the final snapshot of our market just before the Nov. 8 election,” said Ryan Conrad, NVAR Chief Executive Officer. “Having a 5 percent increase in transactions in the pipeline as well as a 3 percent increase in total sales, our local economy is clearly NOT at a standstill.”

A total of 1,675 homes were sold in September 2016, an increase of 2.7 percent compared to September 2015 home sales of 1,631.

Fairfax – Home sales spiked more than 11 percent this past August with 2,104 closings compared to the 1,891 transactions that closed in August 2015 in the Northern Virginia Association of Realtors® territory, which consists of Fairfax and Arlington counties, Falls Church and Alexandria. 
“The 11 percent spike in home sales shows that during an unprecedented election season, the Northern Virginia real estate market sustains itself on firm footing,” says NVAR CEO Ryan Conrad. 
“Based on the 10 percent boost in total pending contracts, our fall market could lead into a strong close for the year.” Northern Virginia’s local sound economy is one reason that prospective buyers see now as an opportune time to buy a home, he explained.

Fairfax – Home sale closings took a nearly 5 percent dip last month in July with 2,209 closings compared to 2,322 closings one year ago in the Northern Virginia Association of Realtors® footprint. This consists of Fairfax and Arlington counties, Falls Church and Alexandria. The silver lining for last month is found in the 2,889 pending transactions, a more than 14 percent increase when compared to the 2,529 pendings one year ago. “This could be an indicator of some strong months of sales activity ahead, yet with political campaigns heating up, this is not guaranteed,” said NVAR Chairman Virgil Frizzell. “In spite of fewer listings and sales, the transaction traffic did pick up, especially in the middle-priced homes, ranging from $400,000 to $800,000.
